In our current world, 95% of home buyers will start their search online. The photo is the first thing a potential buyer sees. Aside from location, often times a buyer will look at photos of your home before checking the details. The overall look and feel of your space in those photos can be the determining factor in whether or not a potential buyer will even want to see your home in person. I will style your home so the photos are eye catching and inviting. I even offer my photography services for use on real estate websites, Facebook and the like!
No matter which route you chose, it all starts with a consultation. The consultation is a walk through of your home for about 1-2 hours depending on the size and scope of the project. We will go over the strengths and weaknesses of your home, and what potential buyers will notice first. After the consultation, you will receive a detailed report with improvement ideas, and DIY tips and tricks that will help your home sell faster. A lot of clients wish to take on the staging themselves using this detailed report, but if you wish to have me work on the all the necessary changes, I would be more than happy to do so!
* A credit of $100 will be applied should you decide to move forward with staging.
If you chose to take the next step and have me stage for you, I will come to your home and begin to declutter, organize, and make the necessary upgrades to your space. I can use your furnishings to create the desired new look or I can bring in new items for you to use while your house is on the market. Decor, artwork, plants, and toss pillows will all be brought in to give your home an inviting feeling for potential buyers. Included in the staging is light organization, furniture rearrangement, styling of the home, props will be staged accordingly, and professional photographs will be taken.
Any furniture rental will be billed on a monthly basis as a separate charge.
Any repairs, painting, and heavy cleaning (inside or outside of the home) needed prior to staging will be billed on a project by project basis in addition to the staging cost. Quotes will be given well in advance should you decide to do the work yourself prior to staging.
STAGING AN EMPTY SPACE.
If the home is empty rental furniture will be provided and the home will be styled.
Rental furniture will be billed on a monthly basis as a separate charge.
Any repairs, painting, and heavy cleaning (inside or outside of the home) needed prior to staging, will be billed on a project by project basis in addition to the staging cost. Quotes will be given well in advance should you decide to do the work yourself prior to staging.
WORKING WITH WHAT YOU HAVE.
If you have great pieces of furniture and accessories that you love and just need help styling them or arranging them to create a "wow factor" this is for you! We will have a 30-40 minute discussion about your space and after I will send over a mini guide tailored to your specific needs.
YOU HAVE THE BIG STUFF YOU JUST NEED THE EXTRAS.
So you have all the furniture and flooring and you love it, but you're missing those little extras that make a space go from nice to WOW. This is for you. We will have a 30-40 minute discussion about your space and the desired look. I will then send over a styling guide and a mini design board tailored to your space. I will also compile a list of curated accessories with prices and sources, that fit within your budget.
YOU'RE READY FOR A ROOM OVERHAUL.
If you're feeling a little tired if your current decor and ready for something completely fresh, this is for you! This will start with a consultation where we target the desired look for the space and take any necessary measurements for furnishings. I will then create a design board, and compile a list of furnishings, accessories, and paint colors to create the final look. All prices and sources for furnishings and accessories will be provided.
If you would like me to "install" the look for you, it will be billed at an hourly rate.
